Designing with Purpose: Aqualand Prestige Unveils Vision for new Roseville projects
As part of our new Aqualand Prestige portfolio, we’re bringing two distinct design-led residential developments to one of Sydney’s most established garden suburbs. Set within the leafy enclave of Roseville on Sydney’s Upper North Shore, the first site spans at 2, 4 Larkin Street and 1, 3 & 5 Pockley Avenue, while the second site is located at 2-16 Pockley Avenue, they will deliver high-quality, medium-density housing that responds to the topography, heritage, and future needs of the community.
Developed by Aqualand Prestige—our boutique arm focused on medium-scale, high-end residential projects—Roseville is more than an architectural statement. They represent a commitment to delivering projects that reflect social responsibility, community connection, and sustainable urban design.

A Design Shaped by Landscape
Woods Bagot has been appointed as lead architect for the projects, with concepts that draw heavily on the natural contours and vegetated setting of the site. They have worked in collaboration with landscape designers, GROUND iNK, on designs which feature two distinct building forms: one set along the ridgeline, with views across surrounding tree canopies, and the other stepping down the site, embedded within the organic folds of the landscape.
“Woods Bagot’s approach celebrates the site’s rich topography, with a simple, classic architectural design that counterpoints the organic nature of the landscape,” said Jason Fraser Principal Architect, Woods Bagot.
“The designs respond beautifully to the established landscape character of Sydney’s green belt suburbs, developing two distinct communities—one that sits parallel to the ridgeline, and another that spills down the ridge into the landscape. Roseville embodies the highest level of architectural consideration and a broader social responsibility—creating a diverse, resilient, and connected community that gives back to the public through thoughtful design.”
Set within a leafy street landscape, GROUND iNK navigated the challenging topography to connect and strengthen the site’s rich biodiversity and celebrate the surburb’s character. The landscape design was informed by a Design with Country approach, enabling the team to deliver a response within substantial landscaped building setbacks featuring large native trees and planting intended to soften the visual impact of the new developments, whilst protecting the existing residential character.
The Larkin Street site will feature 111 dwellings, including affordable housing apartments, across two joined buildings of nine and ten storeys, atop combined basement parking.
The Pockley Avenue site will feature 178 dwellings, including affordable housing apartments, across three buildings of up to nine storeys, atop basement parking. The built form is complemented by green interfaces that soften the street edge and promote community engagement.
Both projects will focus on owner-occupiers and downsizers, with two- three- and four-bedroom The Larkin Street project also features unique courtyard apartments specifically designed to offer unparalleled access to the surrounding landscape.
